We ask that you read the following terms and conditions carefully to ensure that your stay with us will meet your needs and expectations.

We may need to update our terms and conditions from time to time. The coronavirus pandemic may also result in some additional terms and conditions in order to ensure the safety of both customers and staff.  You can find the latest version on our website.

Additional COVID-19 booking conditions

  • We reserve the right to refuse entry to the park where we believe one or more persons within the booking party may compromise the health, wellbeing or hygiene of our site, guests or staff, or where site hygiene and social distancing rules (including any government household rules) are not adhered to.

  • If local restrictions are in place that prohibit you mixing with other households indoors you will be unable to stay unless you have your own shower and toilet facilities

  • Bookings must meet current government guidelines on social distancing at the time of your stay. We may have to cancel or rearrange any bookings that breach these. Up to date information will be on our website.

  • Due to COVID-19 we do not allow day visitors on site

Booking Conditions​

  • We cater for families and couples only and do not accept mixed/same sex groups.

  • There is a maximum of six people per pitch (including infants) with no more than four adults. Currently this is limited to one household per pitch / static caravan.

  • We do not accept group bookings of more than 2 pitches, unless by prior arrangement. Additional governmental restrictions on numbers staying together in a group may apply at the time of your stay (please see our website for updates)

  • The person making the booking must be staying on the pitch for the duration of the holiday, be over 21 years of age (at the time of booking) and accept responsibility for all members of the booking.

  • We do not provide refunds for early departures.

  • The management have the right to refuse entry.

  • We do not permit commercial or sign written vehicles on the park.

  • We do not permit any accommodation to be sub-let under any circumstances.

  • Our license extends to short term holiday accommodation only– guests are not permitted to work from the site.

  • All units booked in must be appropriate for camping and if converted must be registered with the DVLA as a campervan/motorhome – we do not allow sleeping in vans or cars

  • When you make a booking you are agreeing to our terms and conditions.

Payment Terms

  • A deposit of 20% (minimum deposit £25) is required for a camping pitch and 25% for a static caravan (minimum deposit £50).

  • Payment must be made at least:
    - 4 weeks before the arrival date for camping pitches
    - 6 weeks before the arrival date for static caravan bookings

  • If we do not receive the balance by the due date we reserve the right to cancel the holiday and retain the deposit.

  • We reserve the right to change the price of the booking, however this will be notified to you before the start of your holiday.

  • Only one discount or special offer can be applied per booking. Once booked any offers that may become available subsequently, such as last-minute offers, cannot be applied to an existing booking.


You may cancel your holiday at any time, and cancellation will be effective on the date it is received by us either in writing or by e-mail.

We kindly remind customers that holiday cancellation insurance to cover all illness or inability to travel is the responsibility of the customer and we recommend that all our customers have this.

Should local lockdown restrictions be implemented, guests should claim any refunds or costs against their travel insurance.

​For all other cancellations charges apply as follows:

  • All deposits are non-refundable

  • Touring pitches cancelled 4 weeks or less before holiday dates must be paid for in full 

  • Static caravans cancelled 6 weeks or less before holiday dates must be paid for in full 

If WE have to cancel a confirmed booking:

  • The deposit paid and any other payments will be returned in full or transferred to a future booking (unless we are cancelling due to balance payment not being received on time).If you are unable to transfer your holiday dates and have booked via a third party website any commission charged by the third party site will be taken off any refunds of monies (as this money is kept as a booking fee by the third party website).

  • We are not liable for refunds or expenses that you may incur, in the event that we are prevented from fulfilling your booking as a result of circumstances beyond our control. Such circumstances include (but are not limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disasters, epidemics, pandemics, health risk or such similar event (Force Majeure)

  • We accept no responsibility for any incidental or consequential loss that may arise due to the cancellation of a confirmed booking and our liability will only extend to the amount of deposit and fees already paid by the customer.


  • It is the customer’s responsibility to ensure that the correct size unit (caravan/tent/trailer tent/folder camper/motorhome) has been stipulated at the time of booking and an appropriate sized pitch has been booked.

  • The maximum tent/trailer tent size permitted on a standard pitch is 6m v 5m.

  • If on arrival your unit exceeds the dimensions given at the time of booking, then we reserve the right to relocate you to another pitch. Should there be no availability elsewhere, then we reserve the right to refuse you a pitch. No refund would be offered.

  • Guy ropes must be sited on your pitch only.

  • There must be a 3m firebreak gap between any item on your pitch and any item on an adjacent pitch.

  • Only one unit (tent/caravan/camper-van/motorhome plus awning per pitch is permitted. A one man pup tent (max 2m v 2m) can be used if there is room to pitch safely.

  • Gazebo’s may be used on larger pitches, or when 2 adjoining standard pitches are booked, providing there is sufficient space between items to adhere to fire regulations. They must be securely pitched and in windy conditions we advise that gazebos are not used.

  • One car is allowed per pitch. This must be parked completely within the pitch and not encroach onto the road. One additional car can be added as an extra car but must be booked and paid for before arrival and parked in the small car park by reception for the duration of the stay.   

  • One electrical feed only per pitch can be plugged into the electricity supply. The charging of electric and hybrid cars are not permitted.

  • Whilst every effort will be made to provide the pitch you have requested, we cannot guarantee this, and we reserve the right to move pitches.

  • We regret that we do not accept American style/RV motor homes, boats or motorised water craft on the park.

Static Caravans

  • A £50 damage/cleaning deposit is added to each booking. The full terms and conditions for return of this deposit can be found on our website.

  • All damage and breakages must be reported immediately, so that the next customers stay is not affected.

  • On departure all personal items must be removed and any rubbish disposed of in the refuse bins at the top of the park

  • Strictly no smoking in all caravans or in communal areas.

  • We permit one dog per caravan.

Arrival and departure times

  • Check in for pitches is from 2pm. Please note we have limited space in our car-park and ask that you avoid arriving early and wait off the site. If arriving early is unavoidable please do contact us, you may be able to book your pitch from the night before (if available).

  • Check in for static caravans is 4pm.

  • Late arrivals. We ask that you aim to arrive before 7pm although understand how difficult journeys can be. If you are caught in traffic and will be late please telephone us. The latest arrival/check-in time is 9pm.

  • Pitches must be vacated before 11am on day of departure.

  • Static caravans must be vacated before 10am on the date of departure

  • For the comfort of other guests we ask that you don't vacate the pitch until 7 am, please do speak to us if you need an earlier departure.


  • BBQs are permitted when using a small portable BBQ, and wood may be used if the BBQ is enclosed, raised off the grass and are placed on a slab. Slabs are available to borrow from reception or are placed near the electricity points.

  • You will be asked to extinguish any fire that is damaging the grass.

  • No wood, bushes or branches from the park is to be used as kindling.

  • We do not permit fire-pits, fire braziers, chimineas or Chinese lanterns.

  • Please do not put hot coals on the grass and dispose of any cold ashes in the bin.


  • A maximum of two well behaved dogs per pitch

  • Dogs must be kept on a lead at all times.

  • Do not leave dogs unattended in caravans or tents.

  • Please do not exercise your dog on the park, especially on other pitches. Any accidents must be cleaned up immediately. The bins at the top of park can be used to dispose of dog poop bags. Please do not use bins in the shower block.

  • A well behaved dog is permitted to go in the gated pool area with families, but must be kept on a lead, away from other families and under control at all times. Dogs are not allowed in the swimming pool.

​Swimming Pool

The pool is open in high season only (typically end of July to end of August).

Please note the pool is NOT manned by a lifeguard. Guests are advised to exercise care when using the pool and do so at their own risk. ​

Pool opening and availability will be affected during the coronavirus pandemic. Please see our website for full details. Any changes will supersede these terms and conditions.

  • Children under 16 must be accompanied by a parent or grandparent.

  • All non-swimmers must wear swimming aids.

  • Children under 4 years of age should wear a swim nappy.

  • Please take care in the pool and for you and all guests safety we recommend no diving or running.

  • We ask that guests do not put any sandy items (such as body boards) in the pool.

  • The pool is for the use of residential guests. Day visitors must be accompanied by staying guests when using the pool and have paid the appropriate fee.

  • Although we will try our best to ensure that the pool is open every day, we may need to occasionally close the pool to make repairs if any damage has occurred.

  • ​We do not accept any liability for damage or accidents when using the pool.


The small on-site shop sells a range of essential groceries.

  • Open daily in high season. Opening times vary in mid and low season; times of opening are displayed in the shop door and on our website.


Smoking including e-cigarettes for vaping is strictly prohibited in all buildings, around the play area and in the swimming pool area.

Behaviour on the Park

When making a booking with us you agree to abide by respectful behaviour when on the park. This includes (but is not limited to):

  • Supervising children so that they do not cause a nuisance or danger to others or themselves. All children and teenagers should return to their pitches no later than 10pm.

  • To ensure any ball games do not cause the ball to enter other camper’s pitches, hit cars or vans.

  • Not creating any undue noise or disturbance to fellow guests; radios and TVs must be kept on low volume and all quiet between 11pm and 7am.

You further agree that you will not:

  • Commit any criminal offence at the park or undertake any criminal activity

  • Commit any acts of vandalism or nuisance

  • Keep or carry a firearm or dangerous weapon at the park

  • Use any unlawful drugs

  • Carry on any trade or business while on the park

Driving around the park

  • Care to be taken when driving around the park, and particularly when entering the park down the driveway as guests may be walking in the road. The speed limit is 5mph.

  • Do not drive to the shower block, pool or shop – please walk.


  • Take care when cycling around the park and keep to the speed limit of 5mph.

  • Children are not to cycle or scoot around the shower block

  • Please cycle around the barrier and not under it.

  • Be aware when leaving the park to stop after the barrier and check for traffic at the crossroads.

Automatic Barrier

  • For the security and safety of our guests we have an automatic barrier installed.

  • To access the site with a vehicle you will need a security card available from reception.

  • Each card is for the sole use of the vehicle it is issued to, anyone found allowing other vehicles to use may be asked to leave without a refund.

  • To ensure the card is returned to us in good condition a £10 deposit will be required, this will be refunded at the end of your stay once the card is returned.

  • A replacement card is £10

  • Bikes and scooters must NOT be used to open the barrier. Please ensure your children know that they must use the side access. There is a camera on the barrier and any damage to the barrier is the responsibility of the lead customer on the booking.
